Schools, industrial estates and playing fields could all be redeveloped in the Welshpool area.

Welshpool could see a raft of new buildings in the next few years as Powys County Council puts forward its local development plan, which sets out areas of land that could be opened up for development.

One of the largest in the area would see 16 acres of land to the rear of the now closed Oldford nursery and infant school, this would be opened up for “open market housing, affordable housing, green Infrastructure / open space”.

The former Ardwyn Nursery and Infants School would also be set for redevelopment as “open market housing”.

More than 10 acres of land would be opened up for housing northwest of Adelaide Drive and Cefn Hawys which would potentially see dozens of new homes on the site.

A further three acres would be open for development by the Flash near Bron Grungrog.

The potential changes could also se an expansion of industrial areas of the town and nearby areas.

Around 13 acres of land would be opened up at Offa’s Dyke business park for “employment”. Along with this there would also be around nine acres of land made available at Charlies Stores in Buttington which would see the rear of the store being open to development for employment.

Nearby communities could also see major changes. In Arddleen, 25 acres of land could be made available for development for “open market housing” and “employment” which could see as many as 300 houses being built.

In Llanymymynech, the football field on the B4398 could be turned into housing along with 5 acres of land by the Montgomery Canal near Carreghofa Lane

Land near schools could also be the target of developers. Land to the rear of Llandysilio CP School would be open to development into housing. Eight acres could be turned into housing which could see dozens of homes being built.

As well as this, five acres of land to the east of Trewern Primary School could also be converted into housing.

A spokesperson for Powys County Council said: “The council is currently preparing its new Replacement Local Development Plan, which will cover all of Powys excluding the Bannau Brycheiniog National Park.

“This plan will set out the out the council’s proposals and land-use policies for the future development of land in its area. It covers the 15-year period from 2022 to 2037 and will be used to guide decisions on planning applications once adopted.

“The current phase of this work has seen the council publish its preferred strategy as well as the Candidate Site Register, which includes all the sites that were submitted as part of the Call for Candidate Sites back in 2022.

“The council is currently consulting on its preferred strategy and is also inviting views from interested parties on the sites published as part of the Candidate Site Register. This consultation will close on 7 October.”

“Once the consultation has closed, the council will consider all representations made on the preferred strategy and on the sites. These will be taken into consideration when used to prepare the deposit plan, the next phase in the development of the Replacement Local Development Plan.

“The deposit plan will include a refined preferred strategy and more detailed polices for development management purposes, site policies and site allocations.

“The deposit plan will also be subject to public consultation.”
