A new report has ranked local authorities in Wales based on their average price to rent so far in 2024 and Powys has the cheapest.
With constant inflation rises, the opportunity for first time buyers to get a mortgage offer that is affordable and reasonable very difficult.
This is leaving people turning to the rent market for property.
Due to this, BLG Development Finance and Online Marketing Surgery have created their Rent Report, ranking areas in Wales based on their average rent price so far this year. This determines the best and worst areas to rent.

Powys has the cheapest rent price average so far this year with £546 per month while the highest rent prices is Cardiff with £1,099 per month.
The next cheapest was Neath Port Talbot at £567, followed by Blaenau Gwent at £572 and Carmarthenshire at £598
Pembrokeshire broke the £600 a month mark while Caerphilly's average is £618, Denbighshire £628, Ceredigion £630, Rhondda Cynon Taf £636 and Bridgend £643.
On the opposite side of the coin came Gwynedd on £663 and Merthyr Tydfil on £664, Wrexham on £681 and Conwy on £693.
Remarkably several local authorities exceeded the £700 a month mark, including Flintshire on £711, Swansea on £737, Newport on £755 and Torfaen on £764.
The Vale of Glamorgan's average is £852 while Cardiff is a massive £1,009.
