Powys County Council is currently considering plans that have been submitted to convert a well-known Powys hotel into 18 residential flats.

A planning application has been submitted to Powys County Council earlier this year to convert the Glen Usk Hotel in Llandrindod Wells into a mix of two and three-bedroom flats.

The hotel has been vacant for years now after officially closing its doors back in 2019 and in the application documents agents Geraint Thomas are proposing that it has a change of use from a “vacant hotel to mixed use development comprising 18 self-contained flats and miscellaneous commercial use.”

This means that spaces in the ground floor and basement would be made for nine different businesses.

The units are hoped to be designed so they could be used for multiple forms of businesses including shops, retail outlets, professional services, cafes or services such as creches.

Of the 18 flats, the plans show that a third of them would be three bedroom whilst the other 12 would be two bedroom.

Plans would also see them “demolish and replace” a minor section of the rear of the building “to provide the required enhanced access”.

However, these are unlikely to affect the look of the building as in a pre-application response the planning authority said: “It is noted within the proposal that the façade of the building which is publicly viewable within the conservation area will be unaltered and retained as existing.

“This approach would be welcomed and encouraged.

"Given the proposal relates to a change of use it would be expected that some alterations would be required, whilst the detail of this has not been provided, doing so to the rear of the property as suggested, which is obscured from public view would be encouraged”.

It is also mentioned in the response that given the scale of the development “it would be expected that provision of affordable housing will be provided, and secured through appropriate mechanisms should planning permission be granted.”
