A POPULAR country manor hotel in Powys has been put up for sale – and is available for a little under £2 million.

Caer Beris Manor Hotel, in Builth Wells, has been put on the market by the Southwick family, and is available at a guide price of £1,750,000.

The Grade II-listed hotel, a popular wedding venue with beautiful grounds, often frequented by celebrities and dating back to the 19th century, has been besieged by problems recently, becoming a high profile victim of the cost of living and energy crisis.

The hotel opened its rebranded Teulu restaurant only in July – under the guidance of Builth Wells-raised chef Jamie Tully, who had previously been private chef to Sheikh Mohammed, the ruler of Dubai and one of the world’s richest men – with the aim of achieving a Michelin star, but was forced to shut the restaurant’s doors in October, all because of mounting costs and bills amidst the energy crisis.

The owners took to social media to refute suggestions Caer Beris was closing, saying it would instead run in the future as a bed and breakfast only, but would fulfil Christmas bookings.

However, for sale by Christie & Co and in an advertisement of Right Move, the business is reported to currently be closed.

Caer Beris’ key features include 23 en-suite bedroom, set in 18 acres of grounds, with many parts of it recently refurbished.

The property boasts an extensive history. First dating back to 406 AD, it was turned into a sportinf estate in 1896 by Captain Charles Gam Harcourt-Wood of the 15th Hussars. The current building is believed to date from the late 19th Century and was once owned by Lord Swansea.

The reception areas have recently undergone an upgrade and provide an elegant entrance hall, housing the hotel’s reception. Leading on from the reception is four ground-floor trade areas, including a large function room (100), conservatory/breakfast room (30), private dining room (40) and a resident’s lounge. There is also a treatment room where residents can enjoy relaxing spa treatments.

Guest rooms are arranged over the ground and first floor and include modern bathrooms comprising of 4 four poster suites, 4 four poster double bedrooms, 4 double rooms, 9 double/twin rooms, 2 family rooms and 3 single rooms.

Caer Beris represents a superb opportunity to acquire an historically important and substantial property in idyllic surroundings. The business is currently closed, offering a new owner a blank canvass in a stunning setting. The building has been fully refurbished and offers a turnkey business opportunity.

The current owner has invested significantly in improving the grounds and has recently agreed a contract with Telsa to provide electric charging facilities at the site.

Due to its spectacular setting the property would also lend itself as a wedding venue and is a definite area of growth for any new owner. Also, due to its central location, the hotel is also an ideal venue to cater for business conferences and team building away days which can be held in the function room or the Usk Suite for smaller delegate parties.
