A former Powys solicitors office is to be turned into an artisan coffee shop.
Powys County Council has granted permission for the former offices of a solicitor in Rhayader to be turned into a new coffee shop.
The plans submitted by Dave Lunn of Pen-y-bont will see the former offices of Milwyn Jenkins & Jenkins on West Street to be converted into a new business.
In his application to the council for a change of use, Mr Lunn said: “We are applying for permission to change use enabling establishment of an artisan coffee shop at the site.
“Business focus will be on quality coffee and other specialty drinks and snacks predominantly for takeaway with some capacity for customers sit in.”

The plans have got the backing of local county councillor Angela Davies who said: “I am pleased that the change of use will retain the property as a business premises – so have no objection.
“However, I am aware that the cellar of this property has previously been subjected to flooding and I do have a concern that a takeaway coffee shop could result in increased litter but I would hope the proprietors will work to limit that issue.”
The Town Council also threw their support behind the plans, saying that councillors are "keen to encourage new businesses into the town.”
